Acquiring a home involves understanding various expenses, including the transfer tax. After the completion of your property purchase, you will receive a tax invoice from the local government, commonly known as the “welcome tax”.

How to calculate the welcome tax?

This is calculated based on the sale price or the appraisal, whichever is higher. These figures are based on the Ministère des Affaires municipales et de l’Habitation.

  • 0.5% on the first 58 900$
  • 1.0% on the portion from 58 900,01$ to 294 600$
  • 1.5% on the portion from 294 600,01$ to 500 000$
  • 3% on the portion from 500 000,01 and more
  • For Montreal (2024) :

    • 0.5% on the first 58 900$
    • 1.0% on the portion from 58 900,01$ to 294 600$
    • 1.5% on the portion from 294 600,01$ to 552 300$
    • 2% on the portion from 552 300,01$ to 1 104 700$
    • 2.5% on the portion from 1 104 700$ to 2 136 500$
    • 3.5% on the portion from 2 136 500,01$ to 3 113 000$
    • 4% on the portion from 3 113 000, 01$ and more

What is the welcome tax in Québec?

In Québec, the welcome tax, or the real estate transfer tax, represents a mandatory provincial tax levied on property purchasers. This tax, administered by the municipality housing the property, bases its calculation on the property transaction’s value. 

The welcome tax serves to provide municipalities with income to support local amenities and infrastructure, including schools, parks, roads, and additional public services. The tax amount depends on both the municipality and the property’s valuation, with a higher property value resulting in a greater welcome tax.

When should you pay it

It depends on the city, but most require payment within 30 days, as is the case with the municipalities of Joliette and Rawdon, for example.
